Program description: When rehabilitating existing housing supply, finding capital sources to help enliven properties can be challenging. Opportunities exist through the Rental Assistance Demonstration (RAD) program and Historic Tax Credits (HTC). Housing built between the 1930s and 1970s may be considered historic and coupling the historic credit with RAD helps create equity as well as debt financing.

Topics to be discussed include:
- Identifying housing and what qualifies for HTCs
- Building an effective capital stack with HTCs and RAD
- How an RAD conversion can help projects gain access to public and private debt
- Working with the State Historic Preservation Offices and the National Park Service
- Gain a developer’s perspective on the challenges and why this process is a potential solution to revamping existing housing
